When refinancing makes sense (and when it doesn't)

Refinancing isn't always the right move, even when rates drop or your situation changes. The math has to work: you need to stay in your home long enough to recoup closing costs through your monthly savings. A lower rate sounds great, but it only matters if you're not paying more upfront than you'll save over time. Other reasons to refinance include shortening your loan term, switching from adjustable to fixed rates, or tapping equity for a genuine need—not just because you can. The best time to explore it is when you're thinking clearly about your goals, not when you're rushed or uncertain.

VA Loans: Benefits Every Veteran Should Know

VA loans require no down payment and no private mortgage insurance (PMI), making them one of the most powerful home-buying tools available to eligible veterans, active-duty service members, and surviving spouses.

VA loans do require a funding fee (typically 1.25%–3.3% of the loan amount), which can be rolled into the loan. Veterans with a service-connected disability rating may be exempt from this fee.

There's no VA loan limit for eligible borrowers with full entitlement — you can finance as much as a lender will approve. If you've had a prior VA loan, partial entitlement rules may apply.
