Mortgage Basics
Why your rate matters more than you think
When rates move, even a small change ripples through your monthly payment in ways that surprise most people. A quarter-point difference might sound tiny, but it shapes how much house you can afford, how long you'll pay interest, and what your true cost of borrowing really is. That's why I always encourage clients to understand their rate in context—not just the number itself, but what it means for your situation over time. Whether you're shopping for a new mortgage or wondering if you should look at a refinance, your rate is one of the few levers you actually control. I'd love to walk you through what rates are doing right now and what that could mean for your goals. Reach out anytime you'd like to talk through your mortgage or explore what's available.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
