One thing I love about homeownership is that your mortgage payment does double duty. Part of it covers interest and fees, sure—but the rest goes straight toward building equity in your home. That's money staying in your pocket, not a landlord's. The longer you own, the faster that equity grows, especially as you pay down principal. If you've been a homeowner for a few years, you might be surprised how much you've already built up. That equity can become useful down the road—for a renovation, a life event, or even a refinance on better terms. Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
