1031 Exchange Financing: The 45/180 Math That Matters

A 1031 exchange lets you defer capital gains by rolling sale proceeds into a like-kind property — but the timeline is brutal. Identify replacement property within 45 days, close within 180. Miss either deadline and the entire gain is taxable. Financing the replacement is where most exchanges stall: lenders need a full underwrite while your QI is holding the funds.
