You might have more home equity than you think
If you've owned your home for a few years and made regular mortgage payments, you've likely built up equity without really thinking about it. Every payment chips away at your loan balance, and if your home's value has held steady or grown, that's equity working in your favor. Understanding what you have can open doors—whether that's refinancing into better terms, accessing funds for a renovation, or simply knowing where you stand financially. The tricky part is that most homeowners don't track this closely. I'd recommend taking time to estimate your home's current value and review your loan balance. Understanding Mortgage Points

One mortgage point equals 1% of your loan amount. Paying points ("buying down the rate") reduces your interest rate — typically 0.25% per point, though this varies by lender and market.
|

2.

Calculate your break-even: divide the cost of the points by your monthly savings. If it takes 4 years to break even and you plan to stay 10 years, buying points makes sense.

3.
|
Points paid on a home purchase are generally tax-deductible in the year paid (if you itemize). Points on a refinance must be deducted over the life of the loan.
