Equity Check-In

Your home equity might be worth more than you think

If you bought a few years ago or have been paying down your mortgage, you likely have built up equity in your home. That's the difference between what your home is worth today and what you still owe on it. The reason I mention this now is that many homeowners don't realize how much equity they've accumulated, and that can open up options—whether that's refinancing into better terms, tapping into a home equity line of credit, or just knowing you have a financial cushion. It's worth taking stock of where you stand. I'm happy to give you a no-pressure review of your situation and talk through what makes sense for your goals.

Reach out anytime—I can give you a quick snapshot of your equity position.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Twyla Gray team any time and we'll walk you through your options.
