Equity Talk
Your home might be worth more than you think
If you've owned your home for a while, or if the market around you has shifted, your property may have built up equity without you realizing it. Equity is the difference between what your home is worth today and what you still owe on your mortgage. It matters because equity can open doors—refinancing options, home improvement loans, or future moves all depend on understanding what you have. The tricky part is that you don't know your equity without a real look at your home's current value. If you're curious whether a move might make sense for you, or if you've simply wondered what your equity position is, I'd love to walk through it with you. No obligation—just solid clarity on where you stand. Let's talk about your home's potential—reach out anytime.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
