Equity Building

Your mortgage is working for you every month

Here's something worth thinking about: every payment you make builds equity in your home. That's the difference between what your house is worth and what you owe, and it's money that stays in your pocket. Over time, as you pay down your loan and (ideally) as your home appreciates, that equity grows. Some borrowers tap into their equity later through refinancing or a home equity loan when they need funds for a big expense or project. Others simply watch it accumulate as a long-term wealth builder. Either way, it's one of the most powerful parts of homeownership. If you're curious about how much equity you've built or what your options might be, I'd love to walk through the numbers with you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Nicholas Valasek team any time and we'll walk you through your options.
