Not all low rates come with low payments |
One of the best questions I hear from borrowers is about payment—how much, and for how long. Here's my take on why that conversation matters so much.

Payment Planning
Why your monthly payment matters more than rate alone
When you're comparing loan offers, it's easy to fixate on interest rate—but here's what I see trip up borrowers: two loans with similar rates can have very different monthly payments depending on the loan term, down payment, and structure. A lower rate doesn't always mean a lower payment, and a payment that fits your budget today is worth more than chasing the absolute lowest rate. Before you decide, ask yourself what payment you can actually sustain over the life of the loan, not just what looks good on paper right now. That's the real picture. Let's talk through your numbers together. Reach out and we'll walk through what a realistic payment looks like for your situation.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
