A lot of my clients are surprised when they learn how much equity they've built—sometimes without even realizing it. Your equity is the difference between what your home is worth today and what you still owe on your mortgage. It grows two ways: as you make monthly payments, and as your home's value appreciates over time. Why does this matter? If you've built significant equity, you may have options you didn't know about—from a cash-out refinance to a home equity line of credit to tapping that money for home improvements, education, or other goals. The first step is knowing where you stand. I'd be happy to give your situation an honest look and help you understand what equity means for your specific circumstances.

HOA Fees and How They Affect Your Mortgage

HOA dues are included in your debt-to-income ratio calculation when you apply for a mortgage. High HOA fees reduce how much home you can qualify for.

Before buying in an HOA, review the financials: reserve fund balance, any pending special assessments, and recent meeting minutes. A depleted reserve fund can mean a large unexpected charge.

HOA dues are generally not tax-deductible for a primary residence. If the home is a rental property, dues may be deductible as a business expense.
