What your mortgage type says about your money |
Every mortgage is not created equal. I want to share why the kind of loan you choose can matter just as much as the rate itself.

Loan Programs
Why your loan type matters more than you think
Not all mortgages work the same way. Some come with fixed rates that never change. Others start low and adjust over time. Some let you put down less upfront. Some come with built-in flexibility to pay down faster without penalty. The right loan program for you depends on your timeline, how long you plan to stay in the home, and what kind of payment predictability gives you peace of mind. I've seen borrowers save thousands—not just in rate, but in total cost—by choosing the program that actually fits their life, not just the one they heard about. If you're curious whether your current loan is still the best fit, or if you're shopping for a new home and want to understand your real options, let's talk through what makes sense. Reach out and we can walk through which program might work best for your situation.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
