Asset Depletion: Qualify on What You Have, Not What You Earn

For investors with significant liquid assets but modest reportable income — retirees, semi-retired, those between exits — asset depletion underwriting can be a game-changer. Lenders divide eligible assets (brokerage, retirement, cash) by the loan term to create imputed monthly income for qualifying. No employment, no W-2 required. Loan amounts up to $3M+ are common. This works for primary, second-home, or investment purchases. The tradeoff: you typically need 30%+ assets relative to the loan amount, and rates run 0.5–1% above standard portfolio.

Heavy on assets, light on reportable income? Let's see what you can qualify for.

Investor Tips

Reserves Math for Investors

1.

Hold 6 months PITI per property as a baseline reserve.

2.

Add a separate capex bucket sized to ~10% of annual gross rent.

3.

Reserves are what keeps a portfolio alive in a downturn — not yield.

Tip of the Week

Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.
