Does refinancing make sense right now?

Hi there. We've fielded a lot of questions lately about whether now is a good time to refinance—so I thought I'd walk through the thinking that actually matters.

Refinancing Basics

When does refinancing actually make sense?

Refinancing isn't right for everyone, and that's okay. A lot of borrowers think about it when rates drop, but the real question is whether the numbers work for your situation. You'll want to consider how long you plan to stay in your home, what your new loan costs would be, and how much you'd actually save each month. Sometimes a lower rate doesn't offset closing costs. Sometimes it does—and sometimes waiting a few months changes everything. The best move is different for each person, and that's why it pays to talk through the details instead of guessing.

Let's run the numbers together and see if refinancing could work for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
