Payment Planning
Why your monthly payment matters more than the rate alone
I talk to a lot of people who focus only on interest rates when they're shopping for a mortgage or considering a refinance. But here's what I've learned: your actual monthly payment is what you live with every month. Two loans with similar rates can have very different payments depending on the term, loan type, and how they're structured. A longer loan term lowers your monthly payment but costs more over time. A shorter term builds equity faster but means a bigger check each month. The right choice depends on your budget, your goals, and how long you plan to stay in the home. That's why I always encourage borrowers to look at the full picture, not just chase the lowest rate. Let's talk about what a real payment would look like for your situation. Reach out and we can run some scenarios to find what actually works for your budget.

Tip of the Week
Refinancing resets your amortization clock. If you're 10 years into a 30-year loan, consider a shorter term to avoid paying more total interest.

Co-Signing a Mortgage: What You're Really Agreeing To
1.
Co-signing makes you equally responsible for the debt. If the primary borrower misses payments, your credit score takes the same hit and the lender can pursue you for the full balance.
2.
The co-signed mortgage debt appears on your credit report and counts toward your DTI. This can limit your ability to qualify for your own financing until the loan is paid off or refinanced out of your name.
3.
There's no automatic way to remove yourself as a co-signer — the primary borrower must refinance the loan in their name alone. Get this understanding in writing before you sign.
